Roll Off Dumpster Rental for an Orlando Estate Cleanout: Sizing and Scheduling Made Simple

Blue roll-off dumpster with household furniture and boxes on a driveway beside an open residential garage.

For most full-house estate cleanouts in Orlando, a 30 or 40 yard roll off dumpster rental is the safest choice, while a smaller home or a partial cleanout may fit in a 20 yard. The key is counting every space, including the garage, and scheduling delivery for the days when you will have help on site.

At Tip Top Containers, we know estate cleanouts are emotional and stressful, and we try to make the dumpster the easy part. We tell you upfront what you will pay, with no hidden fees. To get started, reach out to our team or call (407) 660-2022.

How much waste does a full estate cleanout usually create?

More than most families expect. A full home cleanout often fills a large container, especially when the house holds decades of furniture, clothing, papers, and household items.

Every home is different. A small condo with mostly donated items might need far less space than a three-bedroom house in College Park or Winter Park that has been lived in for 40 years. Bulky items like sofas, mattresses, dressers, and old carpet take up room quickly.

Garages, attics, and sheds are where estimates go wrong. One customer arranging her father's estate cleanout had counted every room in the house but forgot about his workshop. He had built shelves along three walls of the garage, full of tools and other items.

We talked through the larger pieces and when her siblings could come help with removal, then settled on a schedule and rental size that fit. Walking through the whole property, not just the main rooms, is the best way to estimate what you really have.

Which roll off dumpster size fits an estate cleanout?

We offer four roll off container sizes: 10, 20, 30, and 40 cubic yards. For estate cleanouts, the right choice depends on how much the family is keeping, donating, and throwing away.

A 10 yard container works for a small cleanout, like a single room, a garage, or a condo where most items are being donated. A 20 yard is a common choice for a partial home cleanout or a smaller house.

For a full home, especially one with a packed garage, attic, or shed, a 30 or 40 yard container is usually the better fit. It is generally cheaper to rent one larger container than to pay for a second haul when the first one fills up too early.

Weight matters too. Each dumpster size has a weight limit, and staying within it helps you avoid extra fees. Heavy items like books, tile, or furniture with solid wood add up fast. See our dumpster rentals for details on each size.

What materials can and cannot go in the dumpster?

Most everyday household items can go in, including furniture, clothing, boxes, old decor, broken household goods, and general junk. That covers the bulk of what comes out of most estate cleanouts.

Hazardous materials are a different story. Items like paint, chemicals, pool supplies, motor oil, batteries, propane tanks, and similar products usually cannot go into a standard dumpster. Tires and some appliances may also need special handling. Always ask us before tossing anything you are unsure about.

Workshops and garages are where most of these items show up. Old cans of paint, pesticides, and car fluids are common in older homes, so set them aside as you work.

Florida counties, including Orange County, offer household hazardous waste drop-off options for many of these items. Separating them early keeps the cleanout moving, and we take care of the disposal and rules for everything that belongs in the container.

How should you stage the driveway for delivery and pickup?

Pick a flat, open spot with room for the truck to back in and lift the container. Most homeowners use the driveway, since it keeps the dumpster close to the house and off the street.

Clear the area before delivery. Move cars, trash cans, and anything else in the way. Check overhead for low wires and tree branches, which matters in older Orlando neighborhoods with big live oaks over the driveway.

Many homeowners lay plywood under the container to help protect the driveway surface. If you live in an HOA community, check whether there are rules about how long a dumpster can stay out. If the container needs to go on the street, ask about local permit requirements first.

Load smart. Put heavy, flat items on the bottom and fill the gaps with smaller pieces. Keep everything below the top edge, and cover the container during summer storms, since rain adds weight.

How do you schedule a dumpster for an estate cleanout?

Schedule the delivery for the first day you will have people on site, and plan pickup after your last big push. Many families line it up with a weekend when relatives can come help.

Give yourself a little extra time. Estate cleanouts often take longer than expected, because people stop to sort through photos, letters, and keepsakes. That time matters, and it is better to plan for it than to rush.

We are based on North Orange Blossom Trail and serve homeowners across Orlando. When you call, we will help you choose a size, confirm the price upfront, and set a delivery date that works for your family. It is one less thing to worry about during a hard time.
